Job Summary:

We seek an in-house plumber to work with our residential and commercial properties. You will be provided a guide to each property, and will work with the Group Maintenance Manager and Building Maintenance teams to oversee and address all aspects of plumbing for company properties. 

Key Responsibilities:

  • Responding to trouble calls, and taking corrective action; The problems are sometimes difficult to identify, solutions are not standard, and some are emergency calls. Priorities are established by assessing the impact on property and public safety.
  • Preparing and completing work orders including; clearing stoppages in plumbing fixtures, drains, sumps and sewer lines, repairing and replacing faucets, system valves, pipes, coils and other fittings, clearing and replacing strainers, traps and filters, installing and relocating fixtures and fittings, performing minor cutting, drilling and patching of building fabric and structure.
  • Repairing routine leaks and proactively re-piping aging domestic supply and drainage systems in entire buildings.  The primary re-pipe targets are 4x 100-200 unit, 60s era apartment buildings.
  • Experience with hydronic heating system maintenance and repair (baseboard fin replacements excluding boiler)
  • Establishing priorities and requirements for a Preventative Maintenance (PM) Plan, including items that need to be inspected and maintained for regulatory reasons.
  • Conducting preventative maintenance on company properties, including overseeing building staff on day to day plumbing related duties.
  • Estimating labour and materials for renovations, upgrades and projects, including reviewing project drawings, sketches, and specifications and making recommendations for improvements.
  • Communicating with individuals from the company and external contractors brought in to work on systems.
  • Continually learning about advances in system and equipment design, advancing technology through communicating with local suppliers, on-the-job training, adapting older systems to work with new components and parts.
  • Preparing drawing, sketches, layout diagrams, and estimates for internal projects and work required.
  • Adhering to and promoting safety standards required by regulatory bodies consistent with the assigned work.
  • Operating various lifts to get at equipment and systems; including working at heights and within confined spaces.
  • Familiarity with heat pump maintenance a plus
  • Filling in with maintenance teams to repair and maintain facilities (Handyperson tasks) where requested, especially during month-end suite turnarounds.   

Qualifications

  • Registered Red Seal or journeyman plumbing certification
  • Ability to write and pull plumbing permits
  • Experience completing service work including renovations, retrofits, upgrades, and emergency repairs
  • You are flexible, detail oriented, and take ownership in keeping buildings and facilities in good working order.
  • You are able to work alone in many circumstances. 
  • Must be able to troubleshoot and think on the go
  • Familiarity with local building codes and bylaws
  • Highly organized and excellent with following through, especially with electronic communications
  • Ability to work on-call as required
  • Ability to spend up to eight hours walking, standing, climbing stairs, lifting, etc.
  • Ability to perform physical work including bending, kneeling, pushing, pulling and occasionally lift up to 75 lb loads unassisted
  • Clean and safe driving record
  • Fall protection and confined space certificates
  • Backflow certificate is an asset
  • Basic computer proficiency is required.
    • Google Workspace (GMail, Google Drive, Google Docs)
    • Chromebook / Android
    • Able to follow our mobile-ready electronic maintenance management system, Yardi Breeze Premier, to effectively complete all maintenance requests in a timely manner
